WarmBook is a software application and subscription coaching service for licensed real estate professionals: a local business dashboard plus AI-delivered coaching content (methodology, briefings, drills, scripts, and scoring) served under license. WarmBook is operated from Hayden, Idaho, USA.
Your subscription grants you a personal, non-transferable license to use WarmBook — the application and its coaching content — in your own real estate business. You may not copy, share, resell, redistribute, sublicense, or repackage the application, the methodology, or the coaching content, in whole or in part. One subscription covers one agent.
WarmBook's coach runs on an AI subscription you hold directly with a provider such as Anthropic (Claude) or OpenAI (Codex). Your relationship with that provider — including its terms, pricing, and availability — is between you and them. WarmBook is not responsible for changes those providers make.
WarmBook provides business coaching content and drafting assistance. It is not legal, tax, financial, or brokerage advice, and no output creates a professional-client relationship. Consult your broker or a licensed professional for legal, contract, tax, or commission questions.
AI-drafted material is a draft. You are solely responsible for reviewing anything before it reaches a client, the public, or the MLS — including accuracy, Fair Housing compliance, and your state's advertising and license-disclosure rules. WarmBook's built-in checks assist you; they do not replace your professional judgment or your broker's supervision.
Real estate outcomes depend on your market and your effort. WarmBook makes no promises of income, listings, closings, or business results.
Subscriptions bill monthly through our payment processor and can be canceled anytime, effective at the end of the current billing period. On cancellation, the coaching service stops; the local application and every file on your computer — your database, plans, and logs — remain yours. Founder-rate pricing stays locked while a founder subscription remains continuously active.
We may suspend or terminate service for redistribution of licensed content, abuse of the service (including automated bulk extraction of coaching content), or non-payment. If we terminate without cause, we refund the unused portion of your current period.
WarmBook is provided "as is." To the maximum extent permitted by law, our total liability for any claim is limited to the amount you paid in the three months before the claim arose.
If these terms materially change, subscribers are notified by email before the change takes effect. These terms are governed by the laws of the State of Idaho, USA. Questions: jeffkanally@gmail.com.
